Local Real Estate Sales Up Steadily Since January

Thursday, July 2nd, 2009 by Elaine Abercrombie

Summer is here, school is out and the beach is busy with vacationing travelers and our locals enjoying why they live in Santa Barbara.  Our weather is one great reason why we love it here and another reason why we attract so many people permanently.  June sales reflect another month where sales steadily increased.  For the first time since April of last year we hit the triple digits with 124 reported residential sales closed from Carpinteria to Goleta in our local Santa Barbara Multiple Listing Service and 145 sales pending.

With 1426 listings to choose from and of those 899 being residential properties there are still plenty to choose from depending on what area you are looking.  Goleta continues to be our fastest paced market with only three months supply of homes.  We are selling over four homes a day and have an overall supply of six months supply for the local area.

Since our Santa Barbara area holds it’s value better than most other areas of the country it’s no wonder why buyers see the value and buy here.  Those who know their job is secure and want to stay here for more than five years are deciding to purchase now since interest rates are still low, there is more to choose from today and sellers are negotiating with buyers to get their home sold today.  It seems like the perfect receipt for those who need to buy their first home as well as those who need a bigger home to begin the process today and avoid any uncertainty that the future brings.  If you are wondering what that might be, speak with your real estate professional today so you don’t miss your opportunity.
