Our Process

Our goal is to work in tandem with you to expose your property to the broadest group of qualified buyers to achieve the optimal sales price. You should know, our agents are big on transparency and integrity. Using their broad experience and arsenal of skills, they’ll work lockstep with you to achieve shared marketing goals by developing a comprehensive marketing plan outlined below.

Sale Prep

One of our agents will meet with you to discover your property’s history, determine the amenities, and define your goals. After consulting with select REALTORS® and garnering their professional opinion on pricing, a Competitive Market Analysis will be prepared. Throughout the process, we will advise you on any potential reports that may be required.

Staging

Together, we will collaborate to tastefully stage your home and either set up a photo shoot or capture drone footage. Following the photo shoot, high-quality brochures and flyers will be created. Lastly, an aesthetically pleasing “For Sale” sign will be installed on your property.

Showing

Once we’ve captured compelling images of your home, your listing will be featured on the local MLS, villagesite.com and a plethora of affiliate and syndicated websites. REALTORS® will be invited to peruse a photo tour of your home. Broker’s tours will be held regularly (with your approval, of course), and we will gather feedback from agents who show your property. You can rest easy knowing we will work endlessly with REALTORS® until your home is sold.

Print Marketing

Our design gurus in the advertising department will consult with your agent to most effectively advertise your property. The marketing team will then develop a tailored marketing plan and create collateral, including flyers, brochures, and postcards.

Your property will be advertised consistently in local publications such as the Independent, the Santa Barbara News Press, The Voice, and Santa Ynez Valley News. You will also have an opportunity to advertise in broader reaching publications like Luxury Real Estate Magazine, Luxury Portfolio Magazine, Country Life International, Luxe Interiors + Design, Homes Magazine, Christie’s International Real Estate Magazine, Financial Times, Robb Report, and the Wall Street Journal.

Digital Marketing

Leveraging the internet is essential in marketing your property effectively in today’s crowded marketplace. Web placements offer global reach and instant access to your listing. To stay ahead of the curve, your home will be featured on VillageSite.com as well as a number of high-traffic real estate sites. We actively market our listings on social media platforms, including Facebook, Instagram, Pinterest, Twitter, and YouTube.

Closing

Worried about closing? Don’t be. We will present and review all offers with you and tactfully represent you in all negotiations. Our agents are experts at meticulously orchestrating what can be a complex and tedious process.

Need guidance completing documents? Consider it done. All necessary disclosure documents will be provided. We will skillfully manage the escrow process and guide you through inspections, repairs, loan processing, title work, disclosure and insurance clearance. We look forward to celebrating with you.
